  1. What is Builders Update?

    BuildersUpdate.com is a web-based search engine for new homes, specifically designed with Realtors in mind. We offer Realtors up-to-date and accurate information about new homes available in their area. The site is fast, easy to navigate, and consolidates everything an agent needs to know in one site they can access 24/7.


  2. How is BuildersUpdate different?

    Builders Update is made available only to licensed real estate agents and geared exclusively to new homes. Since it is web based; the data can be accessed and be updated 24/7 from just about anywhere, at any time-unlike print media. The data is consistently updated for accuracy in real time. The mapping features allow a search to be done the same way a buyer looks for an area, making the agent’s job faster. The site also features data on utilities, taxes, custom builders, banks/lenders, title/escrow companies, support services, current events, schools, etc. Basically, all of the data an agent needs to facilitate selling new homes.


  3. Is Builders Update a substitute for a listing in a Multiple Listing Service?

    Absolutely not. A Multiple Listing Service is associated with local agents in the market area and as such provides a higher level of service usually associated with a particular agent working through that agent’ s brokerage firm. That agent is providing key marketing services geared toward helping their builder with that builder’s specific needs and an extensive marketing plan. The local MLS and a top agent is the most powerful tool an individual builder can avail themselves of period. If anything, Builders Update can be used in conjunction with an individual agent’s marketing plan if their builder decides to input the data.


  4. How does Builders Update save time?

    Agents and builder’s representatives now have a single site loaded with everything the agent needs to be able to sell the property. No more “phone tag” trying to get questions answered or having to search ten different web sites. All of the details can be acquired via the web in one spot except for the key to open the house. Floor plans, directions, contacts, prices, a map with directions, incentives; it’s all here, available 24/7. Everybody saves a lot of time and can be more efficient doing what they need to be doing instead of tracking down each other.


  5. May I view available lots as well as specs and properties available?

    Absolutely! A Unique feature of BuildersUpdate is to view an accurate listing of either properties or lots available for purchase in any given area. Just select the appropriate button under the sliders to view. The system defaults to search by properties.


  6. What is the BuildersUpdate directory?

    For Custom Builders with no available specs, Banks/Lenders, Title/Escrow Companies, and support service companies that wish to reach licensed real estate agents to advertise their services, there is no better way to target your advertising at a low monthly cost. Your listing is only served up to those agents operating in the cities you service making the directory a big hit to agents instead of scrolling thru dozens of inappropriate links on a typical search engine.


  7. How does the BuildersUpdate directory work?

    When a vendor registers, they select the specific service area they operate within, either by state, metro or city. When a licensed real estate agent is looking for a provider of services in that area, they select the directory tab, and their specific listing is featured. The listing contains valuable information about the vendor, a link to their website, images, and an ability to contact the vendor directly through the agent’s computer by either email or voice to deliver leads to vendors in real time.


  8. How much does a BU membership cost?

    Searches of the system are free to all actively licensed real estate agents who have registered as users. Builders, Vendors and their representatives can use the system either as licensed agents, builders or as vendors with inventory/ listing in the database. After your initial introductory FREE listing period, as a builder, there is either a monthly fee, one time, or annual fee to have all your properties listed in the database. As a vendor, you can pay monthly or for additional savings elect an annual listing in the directory.


  9. How much does it cost to have my company featured in the BuildersUpdate directory?

    The cost is very low, only $25/month with an introductory special of 20 free clicks, or $240 for an entire year with 240 free clicks. There is no long term contract to be featured in the directory


  10. Is there any long term obligation to participating with BuildersUpdate.com?

    No, absolutely not. Services are either provided on a month to month basis for only $25/month or for additional savings, $240 for an annual contract. Whenever a vendor wishes to terminate their participation, they may disable their listing.


  11. Is there a term limit to my account?

    No, as long as you are 1) registered as an agent with an active real estate license or 2) registered as a builder or builder’s representative with inventory in the system, you can access the system.


  12. What if my license is inactive or suspended?

    You cannot access the system. Builders Update does compliance checks to verify member’s license status as active. Under extenuating circumstances, say you got your statewide education requirements in late, the local Builders Update representative in that city may override your requirement to give you time to re-activate your license. Our goal is to protect the integrity of the system as a tool for agents only.


  13. I am licensed in several states; may I use a single account?

    Absolutely, we just require you to be licensed in one, so you can use one for your registration.


  14. Is there a usage limit?

    None, you have unlimited access.


  15. Will my email account be shared with others?

    Absolutely not! We respect everyone’s privacy and do not sell your data or personal information. Frankly, this is why we do this as a subscription model, so we can control the system and not be influenced by anything other than building a very efficient system.


  16. How is accuracy assured?

    It can’t be totally as we are only as good as the data being provided to us by the builder’s or vendor’s representatives. However, what we do is go straight to the source with a data coordinator who talks directly each week with either the on-site representative or a person dedicated to providing the accurate data for the builder. Vendors can update their information in real time for their listings. This is as good a system as you can get being able to verify data.


  17. How do I sort the data?

    To view properties or lots, click on the column heading, it automatically sorts the data from high to low or by grouping, whichever is called for. A price column would sort in numerical order, a subdivision column would group the homes in all of their respective subdivisions in alphabetical order. For the directory, service providers automatically choose which areas they service so the sorting has been done already, and broken down into 4 categories (Custom Builders, Banks/Lenders, Title/Escrow Companies, Service Providers). Scroll thru the list and select the vendor of interest to learn more about their products/service.


  18. Can my clients view the homes I've found?

    Once you’ve made your list of selected homes, you can email a special link that your client can click and then see the detail pages as well as the images, floor plans and mapping that you see as their agent. You can also email other types of data as well.


  19. Can I send instructions to turn on utilities?

    A very special feature is that you can select the utility suppliers for a specific home and then email them to your clients. The system sends not only who the supplier is but the steps they need to take to get those utilities turned on!


  20. Can I share my membership with other agents?

    The system is free to all active agents so you don’t need to share. We send great tips for learning about how to help increase your new home sales and updates that will help you increase your volume so sharing only leaves you out of that valuable loop.


  21. Can I email data to my clients?

    Yes, the system allows you to send your clients a link so they can access specific data and pictures. You can send data to two addresses at a time. Keep in mind however, you need to be aware of the builder’s registration policies as it is imperative that a builder know you are working with your client and have them registered with that builder! Sending new home data to unregistered clients is not smart! We highly recommend you use a buyer representative form with all buyers!


  22. Will the email I send clients get copied to my primary e-mail account?

    Yes, you have that option in the box provided.
